Triad Custodial Management Team
Nikki Zollar, President and Chief Executive Officer
Ms. Zollar serves as the President and CEO of Triad Consulting Services, Inc. As such, she has taken the company from a traditional business consulting firm to a facilities management systems enterprise.

Before joining Triad, Zollar served as Senior Vice President and General Counsel of Gemini Electronics, a multilevel telecommunications corporation. She also served in Governor Edgar's Cabinet as Director of the Illinois Department of Professional Regulation where her office licensed over two million professionals each year.

A graduate of the Johns Hopkins University and Georgetown University Law Center, Zollar is also a mediator and personally leads the Dispute Resolution division of Triad under which employee, contractual and union issues are resolved. Additionally, Zollar is an OSHA General Industry Outreach Trainer authorized to teach Occupational Safety and Health Standards throughout the United States

Artemio Loeza, Operations Manager

Mr. Loeza serves as the Operations Manager of Triad Consulting Services. He has been managing the day-to-day operations of property maintenance and service for 25 years.

Before joining Triad, Mr. Loeza was an Operations Manager at Unicco for 12 years, where he was solely responsible for managing the custodial and maintenance staff at the Museum of Contemporary Art in Chicago, IL. Prior to his employment with Unicco, Mr. Loeza served as an Operations Manager for Ogden (formerly Allied) for 12 years.

Mr. Loeza grew up in Mexico, and he is fluent in English and Spanish. He graduated from Michoacan State University in Morelia, Mexico with a degree in Architecture.

Cliff Maani, Chief Operating Officer
Mr. Maani serves as the Chief Operating Officer of Triad Consulting Services. With more than 25 years experience in the facilities management and service industry, he has developed custodial and maintenance systems for all types of properties measuring in excess of 200 million square feet.

Prior to joining Triad, Maani was a consultant for MB Real Estate. He also served as Vice President of International Service System (ISS) and as a Regional Director of Janitorial and Mechanical Services for Ogden Corporation.

Mr. Maani is well recognized by, and is a mentor to, the service industry. In addition to his management and systems innovations, he custom designed specifications, work loading, staffing models, operational restructuring, budget, training and operating manuals, as well, as quality systems for many projects, such as: the Chicago Public School System (2800 employees -85 million square feet); the new state of the art 1.2 million square feet John H. Stroger, Jr. Hospital of Cook County; the Richard J. Daley Center (85 employees - 1.6 million square feet) restructuring the operation and saving more than $2.5 million annually; and the Rush Presbyterian Professional Building, reducing costs by $.5 million annually.

Additionally, Maani was responsible for the first and most successful outsourcing initiative by the City of Chicago - custodial privatization (saving more than $10 million from the budget while enhancing quality and efficiency).

Maani is a graduate of the University of Illinois at Chicago.
